Breeze Getaways — Rental Terms & Conditions

By confirming your booking with Breeze Getaways, you agree to the following terms and conditions. These policies are designed to ensure a smooth, enjoyable stay for all guests and to maintain the quality of our vacation homes.

Check-In & Check-Out

  • Check-in: 4:00 PM local time

  • Check-out: 10:00 AM local time
    Please note that early check-ins and late check-outs are not guaranteed and must be pre-approved in advance.

Non-Smoking Policy

All Breeze Getaways properties are strictly non-smoking — including indoor areas, patios, lanais, and shared spaces such as pools, BBQ areas, and tennis courts. This includes traditional cigarettes, e-cigarettes, and vaping devices.

  • A $500 penalty will apply for any smoking violation.

  • Violations may result in immediate eviction without refund.

  • Additional cleaning or deodorizing charges will also apply for any related damage.

Pet Policy

  • Pets are only permitted in homes specifically marked as Pet-Friendly, and require prior approval.

  • Pets must be kept off furniture and bedding and should not be left unattended unless safely crated.

  • Guests are responsible for cleaning up pet waste; a $50/hour cleaning fee (1-hour minimum) may apply if additional cleaning is required.

  • Pet-related damages are not covered by any damage waiver and will be charged to the guest’s card on file.

Included Fees

Rental rates include:

  • One-time cleaning fee (varies per property)

  • Applicable taxes

  • Booking fee and accidental damage waiver coverage

Cancellations & Modifications

  • Cancellations or date changes made at least 60 days before arrival receive a full refund.

  • Cancellations or modifications made within 60 days of arrival are subject for approval.

  • If booked through Airbnb or another platform, their cancellation policy will apply.

False Reservations

Any reservation obtained under false pretenses will be cancelled immediately without refund, and guests will be denied entry.

Guest Conduct

We want every guest to enjoy a relaxing stay. To ensure this, guests agree to conduct themselves respectfully and refrain from activities that may disturb neighbors or damage the property.
Immediate eviction (without refund) may occur if guests:

  • Engage in disorderly, illegal, or unsafe behavior

  • Create noise disturbances or host unauthorized parties

  • Exceed the allowed number of occupants

  • Cause intentional damage or violate local laws

Any resulting repair or cleaning costs will be charged to the guest.

Damage Waiver

If a Damage Waiver is included with your reservation, it covers up to $1,500 USD in accidental damage caused by you or your guests — provided these damages are reported prior to check-out.

  • Intentional or negligent damages are not covered and will be charged in full.

  • If no damage waiver applies, a $1,500 security deposit is required at the time of booking.

Occupancy Limits

Each home has a designated maximum occupancy based on local health, safety, and zoning regulations. Exceeding occupancy limits may result in eviction and loss of all payments.

Housekeeping

All properties include fresh linens, bath towels, and pool or spa towels.
Daily housekeeping is not included in the rental rate but may be arranged upon request at an additional cost.

Parking

Guests must park only in designated parking spaces.
Improperly parked vehicles may be towed at the owner’s expense.

Pools & Hot Tubs

  • Children under 12 years old are not permitted in hot tubs.

  • Use pools and hot tubs at your own risk.

  • A $200 service fee applies if the hot tub must be drained or serviced after your stay due to misuse.

  • Do not stand on hot tub covers — replacement costs will be charged for damage.

  • In rare cases where a hot tub is not operational, a $20/night refund will be provided for affected nights.

Liability & Responsibility

All Breeze Getaways homes are privately owned.
Breeze Getaways and the property owners are not responsible for:

  • Accidents, injuries, or illnesses that occur during your stay

  • Loss of personal belongings or valuables
    By confirming your reservation, you agree to assume all risks related to your use of the property and amenities.

Legal Fees

In the event of a legal dispute or collection action relating to this rental, the guest agrees to reimburse Breeze Getaways and/or the property owner for any legal costs and attorney’s fees incurred.

Travel Insurance

Travel insurance is strongly recommended to protect your trip investment against unforeseen events. Contact us for details or purchase through your booking platform.

Policy Updates

These terms may be updated periodically. Continued use of the property or website indicates acceptance of the most current version.

🌺 Good Neighbor Guidelines

To maintain a peaceful community experience, we ask that all guests:

  • Be courteous and respectful toward neighbors.

  • Keep noise to a minimum, especially after 10:00 PM.

  • Maintain cleanliness and dispose of trash properly.

  • Park responsibly and avoid blocking driveways or sidewalks.

  • Clean up after pets and follow local leash laws.

  • Report urgent issues using the contact number provided in your check-in information.

  • For emergencies, always dial 911.
